Avoca

Heavily sloping blocks are often a feature of beachside suburbs and require particular thought when it comes to layout and flow. Capturing natural light is also a challenge as these blocks usually involve a wide footprint. This home up in the heights of Avoca presented all these obstacles and also required good access and one level living. The brief was to create a comfortable home for a couple of empty nesters that would also accommodate regular visits by family. It also had to be ‘future proof’ to provide a forever home for the owners as they aged. With this in mind, a level drive leads to a double garage with workshop, internal access and a level walk to the front porch. The front of the home also features a deck that faces northeast and catches the morning sun, perfect for that first cup of coffee. The front door leads to the open plan living area with a large entertainer’s kitchen overlooking the backyard.

This floor also features the master bedroom and ensuite, creating a complete living space on one easy access level. A large rear barbecue deck catches the afternoon sun and is perfect for entertaining and admiring the beautiful views of nearby Avoca Beach and the surrounding trees. Highlight windows are a prominent feature and both increase the light and frame the surrounding trees, making this home feel a little like a treehouse, something the owners love. An internal staircase leads to the lower level which is home to guest rooms, a family room and utilities. The exterior combines modern finishes of cladding and hardwood with a sandstone feature at the entrance.
